Building Manager – Warrington

Seeking an experienced and proactive Building Manager to oversee the day-to-day management and commercial performance of a busy office building in Warrington. This is a fast-paced and hands-on role, managing a small on-site team and acting as the face of the business for tenants and stakeholders.

Key Responsibilities

  • Manage all property viewings and lettings, progressing lease transactions from enquiry to completion
  • Lead lease negotiations (new lets and renewals), including preparing Heads of Terms and tenancy agreements, and liaising with solicitors
  • Maximise asset performance by minimising voids and achieving market rental values
  • Set and manage income and service charge budgets, monitoring expenditure and financial performance
  • Oversee all building and facilities operations, including M&E, cleaning, security, and site services
  • Tender, coordinate, and manage maintenance contracts and service providers
  • Ensure the building is maintained to a high standard and fully compliant with Health & Safety legislation
  • Act as the main point of contact for tenants, delivering a professional and customer-focused service at all times
  • Work closely with the marketing team to support occupancy and brand positioning
  • Provide support across other buildings on the wider campus as required

Ideal Candidate:

  • Proven experience in a similar building or property management role within commercial real estate
  • Strong understanding of how a commercial office building operates, including basic M&E systems
  • Excellent negotiation skills with the ability to manage lease agreements confidently
  • Financially aware, with experience managing budgets and service charges
  • A confident and personable communicator, able to build and maintain strong tenant relationships
  • Highly organised, adaptable, and able to manage multiple priorities in a fast-moving environment
  • Professional, approachable, and committed to delivering a 5-star customer experience

Previous Experience

A core facilities management understanding is required, along with 5 years’ experience in a Facilities Management or Building Manager role, along with a H&S qualification such as IOSH or greater, and outstanding communication and interpersonal skills.

 

Monday – Friday 8.30-5pm – On-site, no hybrid

Salary £45,000
