Service Charge Budgeting: Set and manage service charge budgets, implementing preventative maintenance strategies including Section 20 procedures.
Residential & Commercial Expertise: While residential management experience is essential, familiarity with commercial property management is highly valued.
IRPM Qualification: Ideally, candidates will hold qualifications from the Institute of Residential Property Management (IRPM), showcasing their dedication to professionalism in the field.
Budgeting & Contract Management: Proficiency in financial management and contract negotiation is crucial for success in this role.
Stakeholder Engagement: Attend residential meetings, ensuring effective communication with tenants and stakeholders to maintain high occupancy rates.
Contractor Liaison: Skillfully manage relationships with contractors and suppliers, overseeing refurbishment projects and ensuring compliance with building regulations.
Effective Prioritization: With a diverse range of responsibilities, the ability to prioritize tasks efficiently is paramount.
Section 20 Notices: Handle the service of Section 20 notices and navigate complex legal and regulatory requirements with ease.
While the core hours are 9 am to 5:30 pm, flexibility is required for occasional weekend work.
